Buyer's Agent Fee For Service (BRBC):


Opting for a dedicated realtor ensures you receive their complete focus and proficiency. Moreover, their seasoned experience is invaluable, providing essential skills for a seamless transaction process.

Bonus to You!


Should a seller propose a Bonus, and provided the lender and your loan guidelines agree, we will redirect any Bonuses offered by the seller back to you, assisting in covering a larger portion of your closing costs.

Our Promise:


Although we can’t guarantee the seller will pay buyer’s compensation, we will do our best to negotiate on your behalf to get most if not all of the Fee for Service compensation taken care of by the seller. You as the buyer are only responsible for the amount the seller will not pay for.

Los Angeles Market Expectations

Expectations in Today's Market

  • Even though everyone says the market is down, good properties are still moving quickly. 


  • Buyers need to be available and willing to view and act on a property if there is sincere interest.


  • We are true believers that are more than one perfect property for everyone at any given time. So if you happen to miss out on a property, don’t be disheartened as there will be a property that will present itself soon.


  • All active buyers must have a pre-approval letter in hand to be able to act quickly when the right property presents itself.



  • Due to the new rules and regulations applied to the real estate industry as of August 2024: it is imperative that you reach out to your lender and discuss your debt to asset ratio and maximum credits allowed for your loan file.

Attending Open Houses

  • When attending open houses on your own, it will be mandatory for you to sign in and disclose that Lisa Kirshner Properties is your exclusive buyer's representation. 


  • We can provide you with business cards to provide in lieu of signing in or you are welcome to fill out the sign in sheet with our information.

Important Items to Note When Touring Properties

Photo Etiquette:

Taking photos or video of a property when being toured can be very helpful to help you remember details, floorplan, and flow of the property from your point of view. However, it always best to ask before doing so as these are people's homes and the respectful thing to do. 

Surveillance cameras and audio devices: 

As you tour properties it is best to assume that surveillance devices (i.e. security cameras, Ring doorbells, etc.) are present and recording both visuals and audio. Maintain discretion in all dialogues. Refrain from discussing offer specifics within the property or even outdoors on the adjacent road.
